2027 Property Reassessment Notices are Starting to Arrive
By law, all taxing bodies such as schools, municipalities (city, township, or borough) and the county are required to adjust their current tax rate, so they do not generate more revenue under the new assessment than they did under the previous assessment.
The County conducted its last reassessment in 2017. Following that reassessment, the County’s millage rate was adjusted from 3.735 down to 2.911 to ensure that reassessment did not generate revenue. An example of the mailer that was sent to all property owners following the millage rate adjustment is included below. PLEASE NOTE: This is a visual example only of a taxing bodies requirement to remain revenue neutral and does not reflect what millage rate adjustments are or will be.
Your tax bill is the result of two things – your assessment and the millage rate. Please do not attempt to estimate your 2027 tax bill using the current millage rate and your new assessed property value. Even though your individual assessment may have increased (because the value of your home went up) it does not necessarily mean your taxes are going up. Normally a good rule of thumb is that about 1/3 of property owners will see their taxes go down, 1/3 stay the same, and 1/3 go up. It normally depends on how much the value of your property increases relative to the value of other properties in the County.
