A. The Downtown Overlay District shall encompass all areas designated as part of the Downtown in the Downtown Lititz Master Plan. (See Appendix 21 in the Subdivision and Land Development Ordinance.)

B. All Form-Based Code Regulations of Article VIII shall apply to the Downtown Overlay District.

D. As an incentive to business activities in the Downtown Overlay District, the parking required under the provisions of Section 307., Off-Street and On-Street Parking

Requirements, may be reduced as follows:

1. Only thirty percent (30%) of the required parking shall be provided for buildings with 20,000 square feet or greater of gross floor area.

2. Only twenty percent (20%) of the required parking shall be provided for restaurants and facilities with liquor licenses regardless of size.

3. Only ten percent (10%) of the required parking shall be provided for all other uses in the Downtown.
